We are thrilled to have won The Best Development Team (South) at this year’s Inside Housing Development Awards.
The highly acclaimed industry awards recognise innovation and excellence in development and celebrates the very best in residential development over the past two years. With over 300 entries across 22 categories the entries were judged by a panel of esteemed industry experts.
We are absolutely delighted to win this prestigious award. The Best Development Team is awarded to the winning team who is able to demonstrate outstanding achievement to deliver high quality new homes and places that meet the needs of residents. Whether the development team is well established or growing, the award recognises ambition and excellent performance.

Winning this award is particularly special for us as it recognises the way we work in collaboration together. We have been committed from the outset to work in partnership as a team on the day-to-day delivery of our programme in order to get the best outcome and are continuously looking at how things can be done better. This collaborative approach has ensured that we have been able to successfully deliver our target to start on-site to build 500 new council homes a year early. The team’s successes include:
- Handed over 124 brand new council homes on eight sites, with a further eight sites under construction
- Provided debt finance to fund mixed tenure developments at Mill Road and Cromwell Road, sharing risk and reward and securing funding for affordable homes. Each development also provides 118 council homes
- Delivered Housing First properties in Cambridge for rough sleepers and 18 pod homes on three sites to provide temporary homes for homelessness as a middle step into long-term accommodation
- Meeting/exceeding sustainability policies of homes designed for the future – both reducing CO2 emissions and residents heating costs helping address fuel poverty issues. Developments are now gas free, ahead of Government targets
- Planning achieved for 21 Passivhaus accredited council homes in Cambridge
- Commenced marketing at Mill Road and Cromwell Road to provide income to reinvest in future new housing
- Demonstrating consideration for communities in which CIP works, following best practice and listening to them through consultation, before during and after construction, such as The Meadows where following strong feedback from local residents a different architect was appointed to come up with a new strategy
- Improving the quality of life for residents of the city’s most deprived estates through regeneration projects that improve safety, provide high quality buildings and open spaces and address local needs through provision of 6 shops, 5 new community centres and nurseries
- The creation of quality public realm and new open spaces within the developments including four parks being created at Ironworks, Mill Road and Timberworks, Cromwell Road
- Five new community centres across four different wards
- More than 200 additional trees planted
- Over £7 million worth of S106 money committed to local schools, parks, sports centres, NHS and The Chisholm Trail
